Did you know that Claytor Lake Property has averaged a 25% increase in value per year over the last 5 years? Most of the usable land has been devloped around the
lake, which has led to a decrease in supply, and yes, an increase in prices. The average home was built in the 1950's and has had little to no renovations.
You can find log cabins, ranches, manufactured, modular, and shacks all along the lake. The prices range from $200,000 to over $1,000,000!! Prime waterfront
Lots are selling for about $200,000 to $300,000 per acre. Since Claytor Lake is a man-made lake, it will eventually fill with sediment, and its usable life
is near 40 more years, though the army corp of engineers thinks they may be able to extend its life with some dredging equipment and restoration projects.
Septic Systems
Because of recent technological and environmental concerns, most new developments or upgrades in Claytor Lake Property require engineered septic systems with costs of
up to $25,000. Original septic permits are rare, due to the poor record keeping of the county. Some existing septic systems are even shared by two or more
houses! Wells are tested frequently and may have to be up to 400 feet deep. Wells are also often shared resources between homes.

Winterizing
Many residents of Claytor Lake decide to live at their property only seasonally. This can prove to be a challenge. Docks must be positioned and secured to
the seawall to prevent damage. The annual lake drawdown must be considered for reparing and maintenance to the docks. All the water pipes must be cleared and
flushed, and water should be shut off. Electricity or Gas to the water heater must be shut off, and it drained as well. It doesn't hurt to put in some RV septic
safe antifreeze in the toilets. Leave your heat set at 55 degrees to prevent any internal moisture, freezing, or condensation within the house. Lastly, you
may want to consider hiring a Realtor to simply "drop by" the house and inspect it throughout the winter season. This can be done for a nominal fee.

Maintaining your lake property can be expensive, but well worth the investment in materials and labor over time. You must keep an eye out for a degrading
sea wall, the condition of your docks and landings, pests and insects that like moist places, and general home maintenance including siding, roofing, gutters,
